It’s been an exciting summer for us here at The Sanctuary. Last week another house on Meadows Drive went under contract at full asking price of $599,900, with one more lined up to hit the market in the next week*. These fully furnished, 1200SF, 3-bedroom, 3-bathroom homes tend to move quickly. In fact, one of the earlier ones was under contract even before it got listed in the spring.
*Update to the update: MM6 is now under contract. The next available opportunity will be MM5 to be listed at $609,900. Anticipated occupancy date would be in the fall.
The momentum continues with the next two modular homes arriving in Snowshoe this month so they can be built and ready to show by late September. The foundations for the final two homes of this phase will be installed by mid August. The goal is to have them move-in ready before the chairlift starts turning this season. The market is pointing to each of the next homes being priced a little higher.
With only four more of these homes being built, the opportunities to own a vacation home at Snowshoe, at this size and this value, are limited. It’s a great neighborhood that will be further improved by a new ski-out slope currently being installed. Starting this winter, residents at The Sanctuary can ski right from their neighborhood down to the Soaring Eagle Chair.
The demand for larger homes has indicated the need to pivot for our next phase. In addition to the final four modular homes, we are also building the Gatehouse Modern Uphill this summer. This is now a 3,850 SF model and will have it all: 6 bedrooms, an elevator, a 2 car garage, a SMART panel, level 2 EV charger, it will be solar-ready, with room for 2 cars on a heated driveway. The back patio will also be heated with an above-ground 6-person hot tub. The intent is to break ground in the next few weeks, so that the new owners can move in by this Christmas. With a contract in place by mid September, the potential owners would be able to make their own interior selections and also elect appliance upgrades that would be available.
Word continues to spread about how much Snowshoe has to offer, and people want to be a part of it. The new construction at The Sanctuary is a rarity and people know that so are taking advantage of the opportunity to become a part of our mountain community. It’s a great place to create lasting memories.
